Read the construction contract before relying on its value
Contractors seeking crowdfunding should provide the signed works contract, project budget and evidence that the employer can pay. A contract's headline value does not equal cash available for repayment: retention, certification and disputed variations can delay receipts. Explain the business's role, subcontracting responsibilities and any performance guarantees. Islamic funding must match the documented use of proceeds, whether purchasing materials, acquiring equipment or supporting a suitable business financing arrangement.
Allow for certification delays and cost escalation
Prepare a month-by-month cash forecast showing labour, suppliers and expected certified payments. Assess what happens if the client delays approval, materials become more expensive or another contractor disrupts the site. Disclose existing assignments of receivables so the same payment is not pledged twice. Investors should understand recourse, collateral and the provider's recovery process; completion of physical work alone does not guarantee that a disputed invoice will be paid promptly.
