Reconstruct the business case from underlying evidence
Assessing an investment means moving beyond the pitch to revenue, costs, customers, assets and obligations. For a company, examine financial statements and the proposed use of capital; for property, inspect valuation and operating assumptions. Compare forecasts with evidence and identify which assumptions would have the greatest effect on repayment or dividends. Sharia review is another necessary inquiry, not a replacement for commercial analysis.
Decide whether the downside fits your circumstances
Calculate how a weaker outcome could affect both value and the time needed to recover money. Read voting, security, default and exit provisions in the offer documents, then identify who can enforce them. Consider concentration across projects that rely on the same operator or market. A disciplined assessment can lead to declining an offer even when its purpose is attractive.
