Rental income depends on a usable leased asset

Ijarah gives a customer the right to use an identified asset for an agreed rent while ownership remains with the lessor during the lease. Crowdfunding can pool capital for that ownership, but the legal vehicle and the investors' interests must be explicit. The contract should distinguish ownership-related obligations from the user's operating duties, and explain what happens when the equipment or property cannot provide the promised benefit.

Check the lease and any later ownership transfer separately

Examine delivery conditions, maintenance allocation, takaful or other permitted protection, rent reviews and early termination. A promise to sell the asset later should not be mistaken for ownership already transferred to the customer. Ijara CDC provides a housing-finance comparison; equity and private-capital platforms offer other structures whose suitability must be checked deal by deal. Do not assume that every Islamic crowdfunding provider currently offers an ijarah investment merely because leasing is a recognised Islamic contract.
