Identify the asset and legal interest behind the listing
Property crowdfunding may provide shares in a property-owning company, participation in development or exposure to a financing arrangement. Yielders and Stake publish property-investment services, while Ethis describes property-related activity within its wider business. These models should be compared through ownership documents, valuation assumptions and expenses. A photograph of a building is not evidence that the investor owns it directly.
Look beyond occupancy and forecast rental yield
Investigate title, management responsibilities, maintenance reserves, vacancy and the route for selling an investment. Development introduces completion and construction risks that differ from those of a rented property. Cross-border participation also adds currency and legal-enforcement questions. Compare cash available after expenses, and ask who decides on sale timing if investors want to leave at different moments.
